Where Can I Find My Title Insurance Policy?

Whether you are trying to sell your home or you need to clear up a questionable title issue, having a copy of your title insurance policy can be very helpful. But, after the closing on your property, your title insurance policy is often one of those things you hoped to never have to use. You went through the title insurance process, paid for it, and you know you have a policy. Now that you need it - where is it?

Don’t panic. If you cannot find your title insurance policy, there are a couple of ways you can get a copy.

Contact Your Title Company

When you had your closing, you likely had a title agent. This company would have cleared your title and handled your closing. For some, this may have been a real estate attorney. Whoever you used to handle your title work should be your first point of contact.

Today, many of these companies retain virtual records and should be able to give you a copy of your documents without much hassle. Or, at the very least, they should be able to tell you who your title insurance policy is with.

Reach Out to the Title Insurance Company

The next logical stop on your quest for a copy of your title insurance policy would be the title insurance company themselves. Typically it is not necessary to provide the company with a policy number, but rather your basic contact information should suffice in order to find your policy.

What happens if it still can’t be located? Depending on how long ago you purchased your property and went through the title insurance process, you may find that the title insurance company can’t find your records. Don’t worry -- that does not mean you do not have a policy. Sometimes mistakes happen or things get filed erroneously and so on. If you paid for title insurance, your paperwork will reflect it and you will be covered.

Call Your Lender

If you had a lender when you purchased your property, then your lender would have required a title insurance policy. If you are at a loss of which company handled the title insurance process or would like a copy of the policy, contacting your lender could prove fruitful.

Most lenders will keep these copies in your life and you should have no problem obtaining a copy. Once you have the information, you should be able to reach back out to your title insurance company and discuss your policy.

Title Insurance Policy: Your Future Needs

Once you get your hands on a copy of your title insurance policy, don’t lose it. Put it away in a safe place where it is protected for when you need it next. If you ever go to sell your property or try to refinance, for example, you are going to need a copy of that policy. Save yourself the work and keep track of it.
